Jeffrey P. Barnes, Esquire, represented an applicant seeking preliminary and final major site plan approval in connection with a retail surf shop in the GC (General Commercial) zoning district in the Borough of Ship Bottom. The phased development would result in the demolition of the one-story and two-story retail buildings and the construction of a new one-story retail building, together with parking and site improvements. The applicant received preliminary and final major site plan approval and variances for number of principal structures on site for a period of time during the phased development, number of building mounted signs, front yard setback and gross floor area. The application was heard and approved by the Borough of Ship Bottom Land Use Board on February 15, 2023.
